Where Do You Start?
If you’re in the market for a new roof, you may not know where to start or who to trust. The process is daunting and a little confusing, plus you might not be sure how to get insurance involved. Will they even cover it? Are the roofers trustworthy? Maybe the roof doesn’t even need to be replaced…
A new roof replacement doesn’t have to be that difficult. With some honest guidance replacing your roof can be a very simple process, and we have you covered.
We’re a group of Central Florida’s top-rated roofers that are here to offer you, the homeowner, some peace of mind.
What You Can Expect During Your Roof Replacement
Hundreds of roofs are replaced every year in Central Florida so you’re not alone. On average you’ll be looking at $5,000 to $25,000 for a new roof (typically $4 to $6 per square foot for asphalt shingles).
The average install takes about 1-3 days to complete depending on weather. Within that timeframe you can absolutely stay home, but take safety precautions and be prepared for a loud project.
Here is everything you can expect your roofer to handle during the install of your new roof:
-
1) Guide you in filing your insurance claim and advocates on your behalf (if applicable)
2) Obtain permits
3) Remove the old roof: For asphalt roofs, you can use a shingle fork to tear off the shingles, starting at the top and working down.
4) Inspect the roof deck
5) Make repairs or reinforcements
6) Install underlayment: This is a layer of material, like felt paper, that goes between the roof deck and the exterior roofing material. The edges should overlap to prevent leaks.
7) Install drip edge
8) Install flashing
9) Install starter shingles: Start with the bottom and side edges of the roof deck.
10) Install additional rows of shingles: Each row should cover the fasteners of the row below to prevent rain from getting in.
11) Install hip and ridge shingles
12) Seal penetrations for vents and pipes
13) Clean up debris

Will Insurance Cover Your New Roof?
Insurance companies and their policies can be tricky. Ultimately (to our dismay), the insurance adjuster has the final say. Here’s some key points to remember when it comes to insurance coverage:
Homeowners insurance generally covers roof replacement if the damage results from a natural event or sudden accident.
Policies typically do not cover roofs that have deteriorated due to gradual wear and tear or neglect.
For roofs over 20 years old, coverage is often limited or nonexistent.
To ensure your claim is approved, keep records of repairs, before-and-after photos, and inspection reports. Notify your insurance company promptly when damage occurs.
Did you just get a headache too? Insurance can be a strenuous, less than fun process. Our contractors will take the time to guide you in filing your claim and will advocate on your behalf.
Frequent Questions On Roof Replacements…
-
All contractors in ORG are required to offer a standard manufacturer’s warranty that covers the products you purchase. They must also offer a workmanship warranty that covers the installation for a dedicated period of time.
-
One key indicator is age: the average lifespan of a roof is 20-25 years, but many times insurance companies require a new one at 15. Some key signs of a faulty roof that needs to be replaced includes lifted, missing, or curling shingles and any leaking. Our contractor will show you your best options since a repair might be better for you.
-
Unfortunately, roofing contractors in Winter Park can no longer file claims for the homeowner. They can still guide you on how to file them, assist you throughout the process, and advocate for you.
